The median price per square foot moved the other way, falling to $346 from $393 in June, though it stayed above the $316 recorded a year earlier. A median that rose while the per foot figure fell points to larger houses making up more of the month's closings.

Thirty six sales closed, up from 22 in June and from 22 in July 2025. Twenty seven of the 36 went at or above asking, and the median sale came in at 101.92 percent of list, down slightly from 102.23 percent in June and 103.84 percent a year ago. Houses took a median of 21 days on market, the same as July 2025 and three days quicker than June.

The spread explains the median better than the median does. Ten sales fell between $400,000 and $499,999, against two a year earlier, and another ten fell between $700,000 and $799,999, against three. Two closed above $800,000, where a year earlier none did, and six closed under $400,000, down from nine.
