The median sale price rose to $682,500, up from $678,000 in June and $670,000 a year earlier, and the highest of the past year. Median price per square foot moved the other way, easing to $433 from $440 in June, though it held above the $428 recorded in July 2025. The median sale to list ratio was 103.53 percent, close to June's 103.76 percent.
Thirty houses closed, the same count as June and one fewer than a year earlier, and the median time on market was 16 days, down from 17 in June and 21 in July 2025, the lowest of the past year.
Sales clustered between $600,000 and $799,999, which took 25 of the 30 closings, against 19 of 31 in the same month last year. Nothing closed below $500,000 this July, compared with two sales a year earlier, and nothing closed at $1,000,000 or above, where there was one sale in July 2025.
