Median price per square foot fell alongside it, to $434 from $460 in August, though it stayed above the $422 recorded a year earlier. Twenty four sales closed, down from 34 in August and from 40 in September 2025, and 43 new listings came on.
Pricing against asking held close to where it has been. Nineteen of the 24 sales closed at or above asking, a slightly larger share than August's 26 of 34, and the median sale came in at 102.97 percent of list, against 104.66 percent in August and 103.29 percent last September. Houses went to contract at a median of 20 days, compared with 23 in August and 21 a year earlier.
The spread explains more than the median does. Eight sales landed between $600,000 and $699,999 and five between $500,000 and $599,999, against 17 and 11 respectively in September 2025. Three sales closed between $900,000 and $999,999, where a year earlier there were none, and two fell between $400,000 and $499,999.
