The drop came with a change in what sold rather than a softening in price. Median price per square foot rose to $471 from $468 in September and $437 a year earlier, while the median size of what closed fell to 1,429 square feet from 2,078.
Eight houses closed, down from eleven in September and eighteen a year earlier, and all eight went at or above asking at a median of 104.4 percent of list. Houses went to contract in a median of eight days, the shortest stretch in the past year and down from nineteen days in September and eighteen in October 2025.
The spread was tight. Six of the eight sales landed between $600,000 and $799,999, one came in between $500,000 and $599,999 and one between $800,000 and $899,999. Nothing closed below $500,000 or above $900,000, against three sales at $1,000,000 and over in October 2025. Eleven new listings came on, up from nine in September.
